Important rental information
The information here is given to provide a clear understanding
of what renting one of our units involves.
The following is included within your monthly rent:
- Water
- Basic snow removal from the driveway, however see below relating to snow removal.
The following is NOT included within your monthly rent:
- Electricity costs, you will be required to open an account with NB Power.
- Heating, this will be part of the bill you receive from NB Power. The heating is through electric baseboard heaters and heat pumps
- Telephone, TV or internet service. You will be required to sign up for and pay for a service with your preferred provider.
Further information:
- Pets are not permitted under any circumstances.
- Subletting of any kind is strictly forbidden, including short-term AirBnB type rentals.
- Deposit is required equaling one months rent. Therefore your initial payment, which must have cleared before you get access to the property, will be 2x the monthly rent.
- You will not get keys until your first months rent and rent deposit is received in CLEARED funds. This means the payment is credited into our bank account. Payments made by personal cheque will delay the handover of keys. e-transfer is possible, but please keep in mind, many banks have a daily transfer limit that may be less than the amount you need to transfer.
- Snow removal not including the driveway being cleared is your responsibility. This includes all steps, decks and access points. If you do not clear snow and contractors are used, you will be billed for the service.
- Cars parked in driveways that block snow removal services will limit the amount of clearing they can perform. They will not return when you move your vehicle.
- You are not allowed to paint anything at the property.
- You cannot screw or nail anything to any walls. There are water pipes and electrical cables within the walls which you may hit causing harm to yourself or the property. This would be considered property damage for which you will be charged.
- Lost keys will be charged for.
- Callouts due to being unable to access the property will be charged at $75 between 8am-6pm and $100 any any other time.
